Well, no one will think ill of you for offering 15% less. And, you can always increase the bid. You can’t start lowering your offer once it’s accepted... so start low. And you DO have a legit reason for being parsimonious.

Considering it's been on the market for awhile, they're probably mulling over contingencies.

The estate agent had been next to useless, I called in to see them recently and they couldn't care less. Whatever I decide to do will have to wait until we put my mam's house (which is where I'm living now) on the market. Actually - until we sell it. I really don't know what to do about anything right now. I might tell these Dublin people I'm not interested, so I can fuck around all summer and not work.

I think I'd rather be on a higher floor than a ground floor. You don't hear anyone over you.
The only problem is it gets hotter on a higher floor, although that's probably not a problem in the UK as much as California.
