Do estate agents tend to just accept your offer initially? they're not going to go 'oof!' or 'could you go a bit higher?' on the phone, are they? They certainly will do the latter - they are not particularly shy.

OK. Thank you. I'll probably phone tomorrow and offer 80k, mentioning my concerns, saying I'm a cash buyer, and hopefully I can hang up after 30 seconds without too much strain.
Quite honestly if I don't get this place I won't be heartbroken - there are a couple of other places in town I like.

Oh I'm not gung ho. There were plenty of places Ray liked that I said no to. But I do research then reflect, make a decision and act, especially if time could be a factor (like I said, nothing's firm until exchange of contracts).
Whereas you're worrying whether the estate agent will like you.
It is clear you're not sure. And not enjoying it. Which is why, when I thought you'd decided on it, I was trying to help you through it quickly.
Anyway, the surveyor will probably phone you. Hope it goes well.

It's something I've never done before, nothing even similar. I don't think he'll phone - he'll send the survey as a pdf attachment to an email. Do people enjoy this kind of thing? I just want to do the best I can. Thanks for your help - I appreciate it.

Oh, if you give him a call tomorrow like you said, ask him those questions (above). They're used to having that convo because people always want to know and it can take a week or more for them to get around to putting it all in a paper report. Play it be ear but they're usually more than keen to talk about it.
And as for estate agents - you're the one with the money, you hold the power in that relationship, they are just the agents.
If you do your research and if you have faith in your own decisions then you know you'll end up with something worthwhile, whether it's this property or another. And you have the money and the market with you, you're in a good position.

I phoned the surveyor an hour ago and he wasn't there - the secretary said he'd be in touch.
Half an hour later he sent me an email with a kind of overview of the state of the property - some repairs need doing, he's waiting to find out costs, etc. He said the report is delayed because of corona etc. So I replied, saying that was OK and asking him a couple of specific questions. His reply to THAT was very brief and kind of rude ('yeah sounds right' kind of thing).
Hopefully the report will have all the information I need but he's taking his sweet fucking time over it.

The survey arrived this aft. The property needs a bit of work (damp proofing on the back bedroom window, some plastering, and a fair bit of work on the whole building especially externally) but it's in a good overall condition.
I phoned the estate agent and offered 80k. She got back to me after an hour and said they want 87. I then said OK, 84, but that's my absolute highest offer. She then said they'd accept 85 - and we left it there for the weekend.
So I'll probably phone on Monday after having had a good look at the survey, and offer 85 thousand quid. Which I think is a good price, all things considered.
When my heartbeat returns to normal I'll have a lie down. Not surprising they say moving house is one of the most stressful experiences you can have.

When we bought our first house, I decided to wash the car in the driveway one Sunday. I looked around for the hose and suddenly thought, "Crap, I have to buy all that shit myself now." I went down to hardware store, one of many subsequent trips, to get a hose, bucket, sponge and dish soap.
